- Property Maintenance, Repairs
We handle all requests for maintenance and normal repairs to your property, without charging a premium to do so. Tenants contact us with repair requests. We help to determine if the repair was caused by the tenant or if it is an item the owner is responsible to fix. Repair requests over $100 are reviewed with the owner before a repair is made. Owners will be notified about emergency requests within 24 hours.
- Lease Enforcement, Late Fees, Evictions
We enforce ALL provisions of the lease agreement, including the charging and collecting of late fees and maintenance deductibles. Handle the removal and eviction of tenants in default. Report bad debts to the local credit bureau and/or obtaining legal judgments
- Rent Collections
We collect lease payments from your tenants at reguarly scheduled intevals. We provide tenants with numerous payment options to help ensure timely lease payments.
- Accounting, Owner Draws
We track all income and expenses related to your property, recording them in our double entry accounting system. Invoices and receipts are stored as PDF documents and are accessible to owners online. Owner draws and contributions are processed by ACH transfers, direct deposits, wire transfers, credit cards, for fast and easy access to funds.
- Reporting
Reports are generated on a monthly and ad-hoc basis. Monthly Management reports detailing all income and expenses are sent to owners by mail or email. Ad-hoc, Realtime reports are accessible to owners in their Online Owners Portal 24/7/365.
- Document Storage
We store your important documents for you and give you Online access to them through the Owners Portal.
